PEBBLE BEACH, Monterey County — October 27, 2026. County supervisors are considering acceptance of a Conservation and Scenic Easement Deed covering approximately 79,676 square feet of Monterey cypress habitat at 3270 17 Mile Drive, Pebble Beach.

The area amounts to about 1.83 acres. The item appears in the October 27 Board of Supervisors agenda as 26-851 / PLN240069, associated with a prior Planning Commission condition in the Del Monte Forest coastal planning area.

What an easement can mean

An easement may restrict certain land uses to protect the values identified in the legal document. Accepting a conservation easement is not the same as buying a property, opening it for public recreation or declaring that all development in the area is forbidden. The exact permitted and prohibited activities depend on the recorded deed and the underlying approvals.

Staff ask supervisors to accept the deed, authorize its execution and direct that it be filed with the County Recorder. The agenda also includes a proposed California Environmental Quality Act exemption finding.

Has the easement been recorded?

The public meeting page did not yet include finalized minutes at publication. The agenda is therefore evidence of a proposed action, not confirmation that the deed has been signed and recorded. Residents can check the final board action and Recorder’s documents for the outcome.

Different Pebble Beach case: An appeal concerning a proposed 798-square-foot ADU at 1170 Signal Hill Road involves separate property, tree and environmental considerations. Readers should not confuse that appeal with the easement at 3270 17 Mile Drive.
